LONG BEACH FIRST TIME HOME BUYER ALERT 2025!

THE LONG BEACH RECOVERY ACT:
Up to $20,000 grant and is not a loan.
- Must agree to occupy the home as their primary residence for a minimum of five years
- Must be a U.S. citizen or have the right to permanently reside in the U.S.
- Must currently live in a Community Development Block Grant (CDBG) qualified area in Long Beach
- Must be pre-approved by a lender for a 30-year fixed mortgage loan. Cash purchases are not eligible.
- Must be represented by a licensed Realtor in the homebuying process.
Must not have more than double (2x) the grant amount in liquid assets, excluding retirement accounts, after the home purchase loan closes.

FHA program 2025 requiring minimum 3.5% down payment still available!
FHA is not limited to a specific neighborhood or area and is widely accepted throughout all of Los Angeles, Riverside and San Bernadino Counties!
A Los Angeles county first-timehome buyer using FHA can buy:
Single Family homes, income properties (4 units or less)
- 3.5% down
- generally FICO 620 and over (640 preferred)
- upfront mortgage insurance
- Mortgage insurance term - as of June 3, 2013 this will be paid for the life of the loan (see if you can get lender to cover)
- Owner Occupied only
- loan limits up to $625,500 depending on neighborhood and county
